Commercial Office Space in BKC and Lower Parel Sees Revival in 2025

After a pandemic-induced slump, Mumbai’s commercial office space sector—especially in BKC (Bandra Kurla Complex) and Lower Parel—is making a strong comeback in 2025.

According to CBRE and JLL reports, Q2 2025 saw a 23% increase in office leasing in Mumbai, with major banks, IT companies, and global consultancies leading the return to physical offices. Flexible workspaces and Grade A buildings are in high demand.

Developers are now focusing on mixed-use developments that offer proximity to housing, retail, and transportation, aligning with the live-work-play model. Rents remain competitive, encouraging both startups and multinationals to set up or expand in these zones.

This revival signals renewed investor confidence in Mumbai's commercial landscape.
